There is no doubt that Portofino Pensacola Beach is Selling. All you have to do is look at the number of units under contract. While there have been seven closings in the last three months, there are 13 units under contract for sale today! We haven't seen this level of activity in quite a while and it benefits the entire beach. The fact that Portofino Pensacola Beach is selling is yet another solid sign of a market going in the right direction. Here's a summary of the units under contract for sale at Portofino Pensacola Beach:
TWO BEDROOM UNITS:
The are eight 2 bedroom, 2.5 bathroom units under contract for sale. All are 1,333 sq.ft. and range in listing price from $299,000 to $379,000 depending on building and view. With tower 3, Unit 605 under contract at $299,000, barring unusual circumstances, it should have a final sales (closing) price at or less than $299,000 which is a great entry or re-entry point back into the Portofino Resort Pensacola Beach.
THREE BEDROOM UNITS:
There are five 3 bedroom, 3.5 bathroom units under contract for sale. These units are either 2,006 sq.ft. or 2,034 sq.ft. and are listed from $426,900 to $540,000 depending on building and view. The 3 bedroom units are equally attractive at this price.
Portofino on Pensacola Beach is selling and distinguishes itself from other complexes on the beach by the amenities it is able to offer. On the outside, there are all the pools, outdoor dining, tennis, and just about every imaginable beach toy or recreational option available both on the Gulf of Mexico side of the Resort, and the more calm Santa Rosa Sound inland water side. Inside is a full service spa, restaurant, shops, indoor pool, large fitness center, and much more.
If you like the price range and style of the two bedroom units at Portofino Pensacola Beach, you may also want to take a look at Emerald Isle Resort. Emerald Isle was built by the same developers of Portofino and shares many common design elements. But the big difference is that Emerald Isle is a true Gulf Front Property. Every unit at Emerald Isle has a balcony with a true Gulf view and the swimming pool and common areas are Gulf Front as well. There is no street to cross, you are directly on the Beach!
The interesting thing is that 2 bedroom units at Portofino sell in the same general price range and have similar square footage to the ones at Emerald Isle. It's a nice comparison on our Beach and really depends on what you're looking for. Portofino offers our only true resort style experience, yet Emerald Isle has a more intimate feel with it's two pools and hot tub, fitness center, and the ability to walk to the restaurants, bars, and other business located in the Beach core.
